Preparation

Which repairs are worth making before you sell?

Short answer

Not every improvement increases value. Cleaning, decluttering, paint, visible repairs and safety items usually help. Major or highly personal renovations often do not return their full cost in the sale price.

01

What works in your favor

  • Small repairs improve photography and the buyer's first impression.
  • Cleaning, organization and paint can have strong impact at a reasonable cost.
  • Correcting obvious defects reduces objections and price reductions.
02

Where risk appears

  • Major renovations rarely return one hundred percent of their cost.
  • An owner's personal taste may not add value for a buyer.
  • Over-improving consumes time and cash that may not be recovered.
03

Common mistakes

  • Spending on luxury work when cleaning, paint and repairs were enough.
  • Leaving leaks, moisture, doors or electrical defects visible.
  • Using highly personal colors or design choices.
  • Taking photos or showing the property before decluttering.

I can review the property and help separate worthwhile preparation from work that is unlikely to produce a return.
